LEASES: The premises are available by way of new
flexible inclusive leases for a minimum term of 12 months and thereafter a
rolling break clause on 3 months notice which can be served by either
party.
ANNUAL RENTAL: The annual rental for the specific
suites are exclusive of utilities, business rates and service charge.
BUSINESS RATES: As and when each individual suite
is let a separate business rate for the suite will be requested from the local
rating authority, however, it is estimated that business rates payable will be
£4.00 per sq ft per annum. Interested parties should make their own
enquiries directly with the local rating authority.
SERVICE CHARGE & UTILITIES: There will be a
fixed service charge levied on the property to take into account items such as
repairing liabilities, fire maintenance and precautions and utilities. This
will be levied by the landlord at £4.50 per sq ft per annum, subject to
an annual increase inline with the RPI index.
DEPOSIT: The landlord requires a two month deposit
which will be held by the landlord throughout the duration of the letting.
NON REFUNDABLE DEPOSIT: Upon completion of Heads of
Terms, a non refundable deposit of £250 will be taken by the landlord in
order to cover the landlord's cost with regard to the production of the letting
documentation.
